Riverfront Land

La Jara Creek Acres

This fully fenced and gated ranch is located in a beautiful canyon of the San Juan Mountains, just 30 miles southwest of Alamosa and 80 miles north of Taos, New Mexico. Elevation at our gate is 8051 feet; latitude is 37° 13’ 38” N; longitude is 106° 10’ 35” W. La Jara Creek is a beautiful spring fed stream which meanders through the canyon; it has fishing ponds and has been stocked with rainbow trout, which brings consistently good fishing. This lot is a part of a ranch that we have owned for over 30 years and is about 90% surrounded by government land, which provides some of Colorado's best wildlife, fishing spots, and hunting and mountain climbing opportunities.

The acreage is accessible by good roads, but it is remote. Some restrictions (CC & R'S) apply. The lot has been surveyed, and there is a marker (metal stake with identifying numbers) on each corner of the property; the markers correspond to the survey map, so it is very easy to locate the exact boundaries. Because we own the land under the water out to the middle of the river, the survey stakes have been set back on solid ground — perhaps two to ten feet from the river’s edge.

Block 1, Lot 7

$35,000 Cash or Terms.
Owner Finance with minimum of $1,000 down.

Lot 7 in Block 1 is 1.0 acres of land, with over 65 feet of river frontage. Along the river there are some trees. This parcel of land actually adjoins government land (land we can use for hunting, hiking, fishing, etc.). The lot is guaranteed a water well permit; the last six wells that we have drilled have reached good water at depths of less than 40 feet. A mobile home is permitted on this location if it is properly anchored & skirted & meets plumbing standards, etc., as set forth in the restrictions.

Block 1, Lot 8

$38,500 Cash or Terms.
Owner Finance with minimum of $1,500 down.

Lot 8 in Block 1 is one full acre of land, with 77.67 feet of river frontage—a long space for fishing! Along the river there are some trees. This parcel of land actually adjoins government land (land we can use for hunting, hiking, fishing, etc.). This lot already has a water well; however, no pump or piping are in place at this time. A mobile home is permitted on this location if it is properly anchored & skirted & meets plumbing standards, etc., as set forth in the restrictions.

Block 2, Lot 6

$45,000 Cash or Terms.
Owner Finance with minimum of $1,500 down.

Lot 6 in Block 2 is 1.20 acres, and it has nearly 100 feet of river frontage (91.23 feet). Along the river are some trees. In the river, right on this lot, is a good pond, which has definitely enhanced the fishing from this lot. Access to government land (land we can use for hunting, hiking, fishing, etc.) is just a short hike down the road. The lot is guaranteed a water well permit; the last six wells that we have drilled have reached good water at depths of less than 40 feet. It is near the main gate, which gives it really easy access!

Block 6, Lot 11 & Block 9, Lot 12

$65,000 Cash or Terms. Total Price for package of two lots.
Owner Finance with minimum of $1,500 down.

Lot 11 in Block 6 is 3.69 acres, and it has 84.34 feet of river frontage. In the river, right on this lot, is a good pond, which has definitely enhanced the fishing from this lot. The riverbank on this lot is heavily covered with trees. Recent excavation work made a “turn off” from the road and a beautiful building site near the river. Access to government land (land we can use for hunting, hiking, fishing, etc.) is just a short hike down the road.

Lot 12, Block 9, which is across the river from Lot 11, Block 6, has over 3 acres (3.07 acres). More than a quarter of an acre is right on the river, and 2.79 acres are just across the road, extending up the side of the mountain to higher country. The riverbank on this lot is heavily covered with trees. Since this lot is across the river from Lot 11, Block 6, it has the same fishing advantage from the pond. Lot 12 adjoins government land — a large area of land that can be used for hunting, hiking, fishing, etc. There is an existing steel foot bridge across the river; it connects Lot 11, Block 6 and this lot.

Each lot is guaranteed a water well permit; the last six wells that we have drilled have reached good water at depths of less than 40 feet. These two lots, together, have a total of 6.76 acres and over two hundred-fifty feet of river frontage (253.68 feet) — what beauty and what a tremendous area from which to fish! This combination of lots also has 162.30 feet of land adjoining government property — privacy plus great opportunities for a hunter!

Add one more beautiful lot to the previous set of two lots!

$95,000 Cash or Terms. Total Price for package of three lots.
Owner Finance with minimum of $5,000 down.

Lot 11, Block 9, adjoins Lot 12. It is 2.43 acres of land and has about 150 feet of river frontage, and has some access to the same pond that is on Lot 12. This lot, too, is heavily covered with trees. It has 126.43 feet of land that adjoins government land.

The lot is guaranteed a water well permit; the last six wells that we have drilled have reached good water at depths of less than 40 feet. These three lots, together, have a total of over nine acres (9.19 acres) and over four hundred feet of river frontage (403.31 feet) — what beauty and what a tremendous area from which to fish! This combination of lots has road access from both sides of the river. This combination of lots also has 288.73 feet of land adjoining government property and even more government land is just down the road — great privacy and opportunities for a hunter!

Alamosa River Estates

$15,000 Cash or Terms.
Owner Finance with minimum of $500 down.

This is Lot 50 in Block B of the Alamosa River Estates. It is a beautiful five-sided parcel totaling about 2/3 of an acre of land. Beautiful deciduous trees — some towering forty to fifty feet or higher and furnishing wonderful shade — are along the 84 feet of river frontage that this property has on the Alamosa River. The lot has a large area of beautiful meadow grass. Electricity is about 200 feet away. The owner is allowed to drill a well; the depth of the last one we put in was at about 20 feet.

From this lot, it is about a mile to the foothills of the San Juan Mountains—toward the Rio Grande National Forest. To get to this lot from Monte Vista, Colorado, go 19 miles south on Highway 15 to Road BB. Turn right on Road BB and go approximately 2 1/2 miles on a series of dirt roads. See the survey map for exact location. The land has been surveyed, and there is a marker (metal steak with identifying numbers) on each corner of the property; the markers correspond to the survey map, so it is very easy to locate the exact boundaries.

Since this land is in a valley (the famous San Luis Valley), it has views of the mountains (the great Rocky Mountains) in all directions. Fishing, hunting, “dune buggying,” and hiking are naturals to the area! Enjoy the Monte Vista National Wildlife Refuge, which fronts on both sides of Highway 15 on the way to the town of Monte Vista. Winter sports — skiing, snowboarding, and snowmobiling — are close by, too, in the ski resorts of southern Colorado and northern New Mexico. Monarch, about 70 miles away, is the closest ski area; Wolf Creek, at 100 miles away, isn’t much farther. Both get excellent snow.
