This tract of land is located 35-40 miles southeast of Alamosa, Colorado, and about 70 miles north of Taos, New Mexico. More precisely, it is 10 ½ miles west of San Luis, Colorado, the oldest town in Colorado.
The flat and level land at an elevation of about 7600 feet (or a mile and a half high in the Colorado sky) is covered with prairie grass and short brush. From it, beautiful views of the Rocky Mountains can be seen. Toward the southeast, is a bluff leading to the lower valley before the mountains begin. The closest mountains are the Sangre de Christo Mountains, which begin about 15 miles to the east. Looking straight north, we can see Mt. Blanca, the 3rd highest peak in Colorado; it reaches up to 14, 300 feet.
This land is located in the midst of many places to fish, hunt, hike, and go “dune buggying.” The famous Rio Grande River is about 8 miles to the west. Smith Reservoir is less than 20 miles away. Hunting is in all directions. This area of Colorado is home to many antelope and to an occasional deer or elk or rabbit. Winter sports—skiing, snowboarding, and snowmobiling—are close by, too, in the ski resorts of northern New Mexico; Red River and Taos are about 70 miles away, and Angel Fire is about 100 miles. All receive great snowfall.
Our cell phones work in this area of Colorado; electricity is less than a mile away; a water well permit is easily available for this property and underground water is available. Septic tanks are permitted in this area.
This parcel of land fronts on an existing good year-round gravel road that is county-maintained. The ranch has been surveyed, and there is a marker (metal stake with identifying numbers) on each corner of the property; the markers correspond to the survey map, so it is very easy to locate the exact boundaries. At the northeast corner of the ranch, latitude is 37° 12’ 50” N; longitude is 105° 36’ 45” W.
We own 4 of these 40 acre plots; one of them adjoins, or borders, a water irrigation ditch, which runs during the summers; livestock may drink from the ditch, but this land cannot be irrigated from the ditchwater unless the owner secures such water rights from the ditch company; this 40 acre parcel, known as Tract 1, is for sale at $32,500 cash or terms with a minimum of $500 down and a minimum of $400 per month. Tracts 2 and 3 have been sold. Tract 4 is available at $28,500 cash or terms with a minimum of $500 down and a minimum of $350 per month.

In the Rockies, you can find most winter sports: skiing, snowboarding, snowmobiling; “dune buggying, fishing, hunting, and hiking are also as near as the mountains.
The five acre piece of land is about 7 miles northwest of San Luis, the oldest town in Colorado; it is rather flat, rolling prairie, covered with grass and brush. In the summer it is blanked with sunflowers, and in the fall the sagebrush blooms in bright yellow as the little purple daisy-like flowers bloom.
This land has an elevation of about 7500 feet, which is about a “mile and a half high in the Colorado sky.” It fronts on a good hard-packed dirt and gravel road, which is county maintained; so the land has year round access.
